Just use the cheat:
changeLotZoning residential/community/greek/dorm/secret society to change the lot to residential, put in the bed or whatever you want to put in, then change it back to community. You need to save and exit after you type in the cheat, then re-enter the lot.

There's several varieties made by various people but I like Loverat's the best as it categorizes everything very nicely:

Note that it goes in the collections folder and not downloads.
Also, you can create a residential lot, save it and then exit the game and change it to community with SimPE.
